How a Piece Of Paper Nearly Stalled a Tenancy Tribunal Case
A landlord came to us recently mid-crisis. He'd found his tenant through a Facebook rental page, the reply came quickly, the vacancy was filled within days, and that was that. No credit check. No background check. No call to a previous landlord to ask how the last tenancy actually went.
Six months later the rent stopped.

Hamilton Rental Market: What Property Owners Need to Know Heading into 2027
After years of strong rental growth, Hamilton’s rental market has entered a more balanced phase. Rents across many suburbs are flat or marginally down year-on-year, but beneath the headline numbers, there are significant differences between suburbs, property types and price points.

Cambridge & Waipā: What Property Owners Need to Know Heading into 2027
Rents are broadly flat to marginally softer year-on-year, but beneath the headline numbers there are important differences between property sizes, locations and price points.
Over the longer term, the picture remains considerably stronger. Rents have risen substantially over the past five years, while continued population growth and the lifestyle appeal of Cambridge and the wider Waipā district continue to support demand for quality rental housing.

Why I Won't Give You a Number Just To Win Your Business
I sat down with a landlord earlier this year, walked her rental property, pulled the comparable data off recent Hamilton lettings, and gave her a figure. A property manager from another agency gave her a number forty dollars a week higher. No inspection difference. No renovation she'd forgotten to mention. Just a bigger number on a piece of paper.

The Healthy Homes Compliance Trap Catching Self-Managing Landlords
For most landlords, 1 July 2025 felt like the finish line for Healthy Homes. But there is an important distinction that is becoming more relevant as time passes:
Healthy Homes compliance isn't something you achieve once and file away. It's something you have to maintain.

Inflation Is Eating Your Rental Returns (& Most Landlords Haven't Noticed)
I do a full cost review for every property in my portfolio once a year. It is not glamorous work. Usually it is a spreadsheet, a coffee, and a couple of hours comparing what each property earned against what it actually cost to hold.
Last year's review was the first in a while that made me uncomfortable. The rent had held up. Nothing dramatic had gone wrong. But the costs had moved faster than I had realised.

Rental Appraisals in Hamilton: When the Promise Doesn't Match the Reality
I had a landlord call me last year, about eight weeks into a new management arrangement with another Hamilton property management company. She'd been told her Claudelands three-bedroom would achieve $620 per week.
She'd bought on that basis. She'd run her numbers on that basis.
It was renting for $565.

Why Waikato Rents Are Rising While the Rest of New Zealand Cools
The latest realestate.co.nz data landed last week and I've been sitting with it for a few days, because the Waikato number is worth pausing on.
Nationally, average weekly rents fell in 10 of New Zealand's 19 regions in April 2026. The national average is $631 per week, down 1.4% year-on-year and almost $30 below the peak recorded in May 2024. Wellington hasn't seen rents above $700 since January last year. The Central North Island dropped 8.6%. Auckland is down 1.7%.
And the Waikato? Up 4.1% year-on-year.

Auckland Is Soft, Southland Is Peaking: What Hamilton's Position Tells Us About Where to Buy in 2026
There's a chart I keep pulling up in conversations with Hamilton landlords lately. It shows median house prices across New Zealand's major centers, and the regional divergence is striking.
Auckland sits at $1,047,044 in December 2025, and the Southland region led the country on annual HPI growth at 6.6%. And Hamilton? We're sitting at $717,495. Not peaking. Not crashing. Just holding.

Will the 2026 Election Change the Hamilton Property Market?
Many property investors are saying the same thing this year: “I’ll wait until after the election.” But elections rarely change the fundamentals that drive good investments.
Here’s a practical look at the real policy risks in 2026 and why waiting for political certainty may actually mean missing the best opportunities.

Why I'm Not Panicking About Mortgage Rates Rising (And What I'm Doing Instead)
Longer-term fixed rates are creeping up even though the OCR is holding at 2.25%, and investors keep asking if they should be worried. But the real question is: does your property work at today's rates with enough buffer to handle what comes next?
