OneHub by Trade Me data for June to August 2026 shows the middle suburb in our report took 19 days to lease, while the fastest, Chedworth Park, took just 13 days. Eight of the 35 suburbs where Waikato Real Estate had listings leased in 15 days or less.
This report compares views, watchlists, enquiries and median days on site for WRE listings against the wider market.

Chedworth Park is the clear leader. It also recorded the highest market watchlist figure of any suburb at 109. Tauwhare is the outlier on the list: only 9 market enquiries, so a fast lease there reflects low volume rather than heavy competition.
The watchlist and enquiry figures provide additional measures of listing interest; they are not counts of completed applications or tenancies. Median days on site is how long a listing stayed live on Trade Me, which we use as a proxy for time to lease.
High Demand Does Not Guarantee a Fast Lease
Tenant interest and leasing speed are separate measures, and the data shows it:
- Fairview Downs: 104 watchlists and 43 enquiries, yet 19 days to lease
- Silverdale: the highest market enquiries of any suburb at 45, with a 22-day median
- Rototuna: 1,009 market views, with a 20-day median
- Dinsdale: 922 views, 96 watchlists and 40 enquiries, but 26 days to lease
- Nawton: 89 watchlists, 23 days
Pukete and Saint Andrews pair strong interest (92 watchlists each) with a 15-day lease. That combination is the one landlords should look for. The OneHub by Trade Me report shows where attention is high and leasing is slow. It does not show why, so pricing, presentation and property type are the first things to check in those suburbs.
The Slowest Suburbs Take Nearly Three Times Longer
Horsham Downs recorded a market median of 36 days on site, close to three times Chedworth Park’s 13 days. Bader followed at 31 days and Dinsdale at 26. Horsham Downs also recorded the highest market views figure at 1,282. But high views alongside a long listing period do not show strong tenant demand: a listing that stays live longer has more time to collect views.
WRE Beat the Market Median in 13 of 35 Suburbs
Our listings leased faster than the market median in 13 suburbs and matched it in three (Tauwhare, Puketaha and Rototuna). The biggest gaps:
- Bader: 18 days against a market 31 (13 days faster)
- Cambridge: 10 days against 20 (10 days faster)
- Tamahere: 13 days against 21 (8 days faster)
- Chedworth Park: 7 days against 13 (6 days faster)
- Beerescourt: 11 days against 16 (5 days faster)
Beerescourt also stands out on interest. Our listings averaged 116 watchlists against a market figure of 58, and 888 views against 619.
Fast Leases Held Up in Busy Suburbs Too
The wider rental market adds context to these results. In August 2026, Waikato’s average advertised weekly rent reached a record $587, up 4.1% on a year earlier, compared with national growth of 1.5%. That places the leasing results against a backdrop of rising regional asking rents. However, advertised rent and time on market measure different things, and regional growth can sit alongside substantial variation between individual properties.
Speed was not limited to quiet suburbs. In Pukete, one of the busiest on the market list, our listings leased in 11 days against a market 15. In Fairview Downs, where the market took 19 days, our listings took 15 and drew 131 watchlists against 104. Fairfield (12 days against 16) and Chartwell (13 against 16) show the same pattern.
Final Thought
Suburb averages are a starting point. They do not replace the numbers for your own property. If you own a rental in any of the Hamilton suburbs above, send us your last listing history and we will compare your days to lease, views and enquiries against the suburb median from this report. You will see exactly where your property sat against the market.
